What is Fishkill Medical Park?

Fishkill Medical Park is a proposed general medical center consisting of two buildings – the first of which would be two stories and 30,776 square feet and the second, a 11,310-square-foot, one-story building. The planned medical office aims to address the growing demand for healthcare services in Dutchess County and heightened desire to keep medical care accessible in our backyard. The project seeks to ensure residents of Fishkill and the greater community have great access to quality health care.


Where is the proposed location?

The site is located on Snook Road in Fishkill, New York, immediately adjacent to Route 9 and Interstate 84.


Why is a new medical building needed?

We appreciate the inquiry about the new medical building and understand your concerns. As many have previously experienced in their healthcare journey, there is a tremendous lack of accessibility when it comes to healthcare services and providers.

By accommodating more doctors and expanding available services, we aim to address critical issues such as long wait times and the lack of available appointments. Our goal is to ensure that patients can receive timely care, improving overall health outcomes and enhancing the patient experience.

 

It is important to clarify that this building is not being constructed on speculation; rather, we have a specific plan in place. Our goal is to accommodate a group of very respected tenants with whom we already have established relationships and who are experiencing growth. This building is designed to meet their expanding needs and provide them with the necessary space and facilities to continue delivering excellent, personal care to the community. We are confident that this proactive approach will ensure the building is fully occupied and serves its intended purpose effectively.

According to the US Centers for Medicare and Medicaid Services:

  1. Healthcare expenditures are projected to increase by 5.6% per year, continuing to outpace the expected growth rate of the economy.

  2. Older (65+) adults represent 17% of the population nationally, but 37% of healthcare expenditures

    1. According to the 2020 census, the Dutchess County’s population was above this average, at 19.9%, and the Town of Fishkill’s 65+ population is over 21%

  3. Between 2014 and 2020, average growth in per capita personal health care spending in New York was higher than any other state at 6.1% per year.

What is the timeline of this project?

The project must go through a thorough planning board process to receive the necessary approvals to move forward with development. Currently, the project is in a pre-application phase. Should the project be approved, construction is slated to begin in the summer of 2025. The anticipated timeline will be updated accordingly as the project moves through the regulatory review process.
